According to Mari Anne Randall, director of commercial marketing innovation, Dal-Tile Corporation, this overall trend is due to the demands and expectations of the end-users operating in institutional spaces. “Institutional buildings are becoming less rigid and institutional. Instead, designs are now more flexible and inviting. This is due to higher expectations from baby boomers and millennials, the end-users of these spaces, who have sophisticated tastes and value high-end finishes.”

As with any market, finding these different trends in various segments of the education markets, institutions, hotels, dining facilities, and high rise buildings is always trending. For instance, in K-12 education, spaces are moving towards a versitle design that enables quick classroom reconfiguration. This will optimize the learning space and allow for additional desks, chairs, tables, and learning modules with castors. It is called a more student centric enviornment.

“Competition for students is fierce in higher education,” said Di Anna Borders, Mohawk’s director, design segment. “Universities are rolling out academic versions of glitz and glamour to attract prospective students.” By standing out among the crowds of competition, design and key design features are very popular and offer contemporary visions to new students. Peering into the collaboration means success and finding ways for interaction on campuses around the nation means student lounges, computer labs, cafes, and simple comfortable areas to learn mean graduation of confident students in serving the needs of future generations.

“Healthcare design is shifting to be more spa-like, taking inspiration from the hospitality segment,” said Randall. “Additionally, the use of Biophilic design, which draws inspiration from nature, is being used in healthcare settings to foster a calming environment and encourage healing.”

“The healthcare market seems to be incorporating a number of elements from the hospitality segment,” said Bethel. “For example, we’re seeing a number of multi-use spaces designed within hospitals and senior living communities. From comfortable common areas with welcoming seating, decorative lighting and Wi-Fi to cafes and spas, healthcare is truly adapting to the required comforts and needs of the end-user.”

For acute care environments, safe-durable solutions with beautiful aesthetics that are visually inspired by nature to help their patients relax and feel at ease, according to Bitner. “Keeping people safe is the number one priority at acute care facilities. Spatial designs must intuitively direct people to where they need to go in a comfortable stress-free manner.”

All that said, flooring types in markets across the board are selecting flooring that is current and stylish now; and will also hold its appeal for many years to come. Careful consideration in design, color, durability and performance mean 10 year designs will accomodate high traffic, and keep beautiful flooring slip resistant and durable with proper maintenance.

Some facility managers and building service contractors have been told that polished concrete floors only water is needed to maintain their shine and beauty. This myth abounds. All water has mineral properties, some cities are worse than others, so let's talk about any shiny surface to start.

Cleaning Products - Any cleaner that is intended to strip grease, wax, etc., will lessen the shine of the flooring. So, cleaning crews, janitors, and maids should use the most neutral cleaner possible, whether mopping or autoscrubbing, and preferably one that is rinse-free. While autoscrubbing simplifies cleaning larger areas of polished concrete; the biggest mistake made with this type of cleaning is the type of cleaning pad used. It can't be that heavy of a brush or too coarse in structure and still help maintain shine. Check with your supplier if you are unsure about which grade pad to use for your floor buffer.

Most managers agree: “All you need is a standard plastic brush,” says Jonathan Palecko, regional sales manager at National Chemical Laboratories, Philadelphia. “You don’t need anything fancy. [A standard brush] will get into all of the pores and crevices of the concrete. That’s all you need.” If you have a decorative type concrete floor, or an unusal finish then we may need to review the specifics of your location.

Harsh Pad Use - Why use a brush or red pad that is too harsh? Over time the shine will go away right? Polished concrete has a different goal with the floor shine. The whole idea is unlike many other types of flooring, the job isn’t to shine a finish on the flooring, but to shine the actual concrete itself. There is that big difference. Beyond daily mopping or autoscrubbing, there will be some heavier maintenance necessary as well. For most public spaces, the floors should be polished with a crystalizer or a restorer-type hardener. These types of interval treatments are pretty much determined by the amount of traffic on the floor; and general rule of thumb is that interval needs to be weekly or bi-weekly.

The truth is that polished concrete will need a little more care over time to keep it beautiful. If heavy wear patterns start to appear in high-traffic areas, a restoration paste can help even things out a little; but at some point, however, the floor will need to be diamond-honed or polished with stronger brushes or diamond pads. Just be sure to add this additional cost to your annual budget.

Climate Overview: When you pour concrete floors the climate matters. Clay Floors is all about taking care of concrete floors after the initial pouring is complete. Here in Texas and states like Oklahoma, Arkansas, and Tennessee, this true mid-south climate features humid, hot, long summers and cool winters. These states have only brief periods of cold weather. Usually snow and long days of freezing cold will not be the norm, and since both Spring and fall are short seasons; it is well accepted that the South is known for it's hot weather. Cool winters with temperatures ranging from 40 F and 50 F can sometimes give way to a winter cold front that drops temperatures into the lower 20s. But please note that by and large these conditionsare usually short lived. Summer temperatures rise to the upper 90s and can exceed 100 F for long periods of time as early as May, and as late as October. . Rainfall ranges from 24 inches in the western areas of central Texas to 40 to 50 inches in areas of Arkansas and Tennessee. Spring storms can be severe, with the threat of tornadoes in all areas.

Winter Climates from December through March are cool. Day temperatures can vary from 40* to 50*, and create conditions year-round for exterior concrete placement. Freeze thaw conditions and air entrainment is quite common on most exterior concrete placement, mix designs can have different compressive strengths depending on final use. Chemical set accelerators to help the concrete set faster and air entrainment admixtures to help with freeze thaw conditions are part of the concrete floors and exterior uses. And while hot water can increase concrete temperatures more quickly, proper mix designs, placement, curing, and durability much preven spalling and scaling concrete at large.

Placement and Curing Practices: Curing concrete in these regions usually requires the use of solvent-based curing compounds or cure-and-seal chemicals to avoid freezing.
